There are so many ways to make money in real estate! Since my first flipper property, which I made $8000.00 after reading "Flipping Properties" I have pocketed 7 figures and acquired 7 units - with no prior real estate experience! Bill Bronchick illustrates and delivers, step-by-step techniques, in an user friendly manner! "Financing Secrets" will forever change the way you buy and sell real estate.

Bronchick makes a complex subject easy to understand
Well, Bill Bronchick has done it again. Following his excellent resource Flipping Properties, he's taken the complex subject of creative real estate financing and broken it down into it's component parts and explained each one clearly and concisely in simple language anyone can understand. In the section What to Expect from this Book he says, "This book will show you how to finance properties with as little cash as possible, while maintaining minimum risk and maximum profit." And he does.

Covering such subjects as loans, mortgages, foreclosure, and working with lenders, he gives you the background you need for the later subjects of creative financing, hard and private money, getting involved in partnerships and equity sharing and the more creative subjects of lease options and owner financing.

While the book is geared primarily toward real estate investors, it is an excellent guide for any person considering buying a new home or considering doing some kind of creative financing with an investor or other buyer on a house they already own.
After reading it cover to cover (an easy task) every real estate investor should then add it to their library as a useful reference for many financing situations that may come up in this business.

Great stuff
I recommend this book. If you are just getting started or have a lot of experience... this book will help you. Full of great ideas and solid information to help the creative real estate investor.

Streetwise Seller Financing
If you are interested in seller financing, this is the book you must have. As a practicing attorney for 30+ years, specializing in real estate, I thought I knew it all but I even learned some things from Mr. Speed's book. He speaks to the issues facing seller financing in a way that is easy to understand and follow with real world solutions. This is a tough area with many dangerous curves but Streetwise Seller Financing addresses each issue providing valuable tips to assist the seller. I found the book to be of more help then many of the legal books due to the fact that Mr. Speed does not give you theory but just important facts on the correct way. I have dealt with many lenders in my years of law practice that could have used this book.

Every seller financer and note holder should read this!
Eddie Speed quotes the seasoned Texas banker who said, "The best time to worry about a loan is before you make it." Then he details how to do so. As a note broker, I can recommend this book to anyone considering seller financing. Whether you plan to collect payments for 30 years or you want to sell your note at some time in the future, this book will help you create a note that is more likely to be an asset you can sell instead of a life time headache. This book is a guide for the creation of the note and a reference for managing it. It even has helpful ideas for what to do when things go wrong during the life of the note. This book proves that good things come in small packages. Every note holder should keep it handy. I plan to.

This info is needed by all with Owner Financing !!
I was thinking of selling my home with Owner Financing. This book answered all of my concerns, and enlightened me on many that I was not even aware that I should be concerned about. I will use owner financing and not be concerned, knowing that I did it right on the front end. This will leave me with many options in the future if my needs were to change. Thanks, Mr. Speed for bringing me up to speed on owner financing.

Indispensable
An extremely competent do-it-yourself vloume on saving your home by avoiding foreclosure and even making a profit. He goes to lengths to explain what to do when foreclosure threatens, how to get a new loan, restructuring your mortgage, your legal rights. Large-sized volume. Porter explains wonders in 162 pages. Also some very, very interesting personal experiences the author has gone through that will have you sitting up in your worries and paying attention. Indispensable!

This book can help you avoid foreclosure.
This is a subject dear to the hearts of many people in the Houston area and Texas as a whole. Although decreasing, foreclosures still are occurring with an alarming frequency in this area. The reader is lead through the sequence of what happens when someone goes through a foreclosure. This starts with the first time you stop making mortgage payments through to the foreclosure sale and beyond; including the legal consequences after it is all over. The book isn't just a simple explanation of how to endure a foreclosure, though. It also offers ways to avoid a foreclosure, such as working with your lender, looking for help from the government, or getting help form the legal system. It details the steps the lender will be taking at the same time to foreclose upon you. To make the book complete, it even has a chapter on how you can buy foreclosed-upon property. This book is worth a read for any homeowner.

Financially endangered persons will want to read this guide.
Most home owners are unaware of the secrets that lie hidden in the foreclosure process, knowldege that this book claims would allow most anyone facing the loss of their home not only to live rent free but also to avoid foreclosure altogether. Furthermore, whether you own a house, townhouse, farm, or business property, Porter alleges that profit can be made from a foreclosure situation! While it is difficult to know if these methods work, financially endangered persons will want to read this guide. At the very least, they will learn how every home buyer today is at the mercy of the creditor (the loan institution) and how banks illegally "create" money by lending out their credit. Interesting appendixes offer further explication of state foreclosure laws, various federal resources, and amortizaed loans.

Very interesting  book; very easy to read.
As a small real estate investor I found it very helpful in understanding many of the ins and outs of real estate and financing, especially on the scale i would like to grow to.

A first class book on Real Estate Development
The third edition of Construction Funding by Nathan S. Collier et al is a remarkable demonstration of insight and expertise. Collier and colleagues provide an exceptionally lucid description and analysis of the process of real estate development that is accessible to non-experts while being authoritative at the same time. In addition to being an excellent text for students and others interested in careers in real estate development, this book serves as essential background for all those whose responsibilities include any part of the development process.

Best in its Class
Managing a Consumer Lending Business is an excellent primer covering both fundamental practices and principles for safe and sound lending. This book covers the basics well and should be required reading for management trainees and those new to consumer lending. This 2002-published book is superior to older, now-obsolete books on consumer lending, and is spiced with anecdotes, quotes and references to mistakes that made headlines. The chapter on recessions is germaine and usually neglected by other books. The only criticisms are minor: a few too many references to the authors' consulting practice, and it would be improved by a chapter or two on securitization and the gain-on-sale practices.

A Comprehensive Guide
This book is very well written. It is about managing a healthy consumer lending business by using systematic ways to plan, acquire, and maintain a portfolio and by emphasizing quantitative tools to measure its performance and manage risks. I like this book also because it provides careful accounts about the history of this industry.
This book is an excellent reference for serious practitioners. Portfolio managers and financial analysts can acquire important concepts for managing their businesses. You might even be able to start your own consumer lending business by following the steps introduced in the book. Meanwhile, this is an attractive book for consumers to equip with extensive knowledge to deal with credit card issuers, collection companies and to take care of their mortgages and automobile loans, etc.

This Book is a Load of Laughs!
I thoroughly enjoyed this book. I mean, who doesn't like to look at mortgage amortization tables? Me and my family like to sit around and quiz each other by saying stuff like "What is the monthly payment on a 30 year fixed interest mortgage of $135,000 at 8.25%?" We've even set it up in "Who Wants to be a Millionaire" format with lifelines and what have you and we have a real blast!

When we want to take a break, we just pull out the book on the calculation of Pi to 150,000 places and see who can recite the farthest. Then we have a group hug!

All you need to know about loans and payments is here
You may not use it often, but this book will come in very handy when planning to borrow money. I've been an investment professional since 1988, and this is the most borrowed book on my shelf. I also owned the previous edition, and this version has been improved with the inclusion of rates down to 2% and the expansion of loan amounts to $300,000 in the primary table.

The book is conveniently organized in four tables, ordered from most-commonly to least-commonly used (as it happens, largest to smallest). Table 1 (monthly amortization) is where everyone spends the most time. Just turn to the interest rate page, then read across for "loan amount" and down for "years in term," and you've got your monthly payment to the penny. For non-round numbered loan amounts, you can avoid having to interpolate by grabbing a calculator and turning to Table 2 (required payments for monthly, quarterly, etc.), where you can look up the multiplier (per $1000) corresponding to the rate and term of a given loan (yep, that's how your mortgage lender does the math). Less frequently used are loan progress charts and proration data, Tables 3 and 4, respectively.

This book is straightforward, convenient, and travels well. My favorite of its kind.

This is the book most loan officers hope you won't read
I've been in the industry for over seventeen years and I can tell you - this is one of the only mortgage books that really tells it like it is. If your idea of shopping for a mortgage includes picking up the local papaer or yellow pages and calling a bunch of different lenders to ask "what's your rate?", you're in trouble. Read the info on pages 113-118 to see why.

Are you serious about shopping for a mortgage? Are you ready to set aside everything you think you know? Do you want a book that really "hits the nail on the head?" This is the book for you!

Still undecided? How about this? - We like this book so much that we bought 500 copies to give to our mortgage customers.

As a new Loan Officer and looking for some real world experience i'm looking for some book with some real life advise and experience that i can gain deep knowledge about mortgage.
This book give a solid foundation and in depth knowledge that i can't get from other Loan Officer in our company.
I will definitely recommend this book to anyone looking for some in depth knowledge and practical way to learn this industry and save money and time for homeowner as well as for new loan officer.

FABULOUS BOOK!
I purchased this book when I was 3 months behind on my mortgage payments. It helped me immensely and taught me how I can negotiate a payment plan with my mortgage company. I will recommend the book to anyone I know that can use this knowledge.

A Reader from North Carolina
I was devastated from the recent flooding and my house was severly damaged. This book help me arrange a payment plan with the bank when I fell behind on my mortgage payments due to a short unemployment status. I highly recommend this short masterpiece.

Step by step analysis with good tables in the appendix
This book has clearly stood the test of time. It is now in its 11th edition. My professor uses the 9th edition, and most of our class has a later copy. The author provides step by step help for novice financiers who want to learn mortgages, internal rates of return, and net present value calculations.
I would offer a word of warning to people who consider buying older versions in order to save money. I have the 8th edition. The concepts have not changed (although the assumed interest rates certainly have!). However, the chapters have since been rearranged and the questions in the back of the book are different. If you are using this book for a class you may need to at least have access to a newer version.

Great Textbook
Excellent book. Easy to follow, yet explores some complex topics.

Excellent real estate book for personal use or the classroom
This book is extremely insightful into the world of real estate. After having used it for two real estate classes at the MBA level, I decided to keep it for future reference, figuring most real estate books wouldn't come near this text. The problem sets at the end of each chapter are also very useful in giving the potential investor a good foundation in how real estate finances work. Overall, I highly recommend this book to the novice or experienced real estate investor.
