Guide to Real Estate and Mortgage Banking Software
Published in Paperback by Real Estate Solutions (December, 1986)
Author: Ina S. Bechhoefer
Amazon base price: $95.00
Average review score:

The most thorough guide to real estate and mortgage software
It lists over a hundred companies that develop software for the real estate and mortgage banking industry. Software that tracks your clients specifically for mortgages or real estate, keeps info, prepares letters, estimates, comparisons all the way down to guiding the loan and real estate transactions to the closing stage with complete cruise control. I contacted many companies and they usually send free demos and I purchased the one that best suited my needs and it helped me maintain client info and keep contact with them while at the same time developing new relationships and approaching new potential customers with ease!

I was surprised that in a city of more than 80,000 inhabitants with surrounding population of another 80,000 in nearby towns I was one of maybe a handful of either real estate agents or loan officers who even used a software program! This is out of over 300 licensed realtors and another 40 loan officers!

This allowed me to close more loans a month than the majority, get more referrals and have an 85% to 95% customer loyalty with no advertising!!!

If you want to develop a clientele, maintain happy customers, track referrals and enjoy a business on cruise control in this business you need to use the latest technology to take you there (where few others are at!!!)!!!

THE BEST resource for first-time buyers (and seasoned ones)!
I bought this book when I was considering buying my first home. Not only did we find a home in the perfect neighborhood within our price range for sale by owner, but I wrote our sales agreement, coordinated all of the inspections, lawyers, title search and insurance, and more. Whether you have your own agent or represent yourself, this book is an excellent way to learn everything you need to know (really!) about buying a home. It speaks to all kinds of audiences, old and young, residents or investors, rich and poor, good credit and bad. It's very easy to understand and is outlined in a step-by-step format that's very easy to follow. All my friends think I'm an expert, but really my first answer whenever they ask me to tell them something about buying a home is, "You've got to get this book." In fact, I'm on the site today ordering a copy for a friend. By the way, Garrison also wrote an equally excellent book on selling your own home in 90 days. It works, it's important stuff to know, it's all written in a way you are sure to understand, and you'll actually enjoy it!

What You Don't Know Will Hurt You!
Having purchased two previous homes, I thought I knew all there is to know: you call up a realtor who takes you around to see houses and you pick from a 30-year or a 15-year fixed rate mortgage. Wow! Was I wrong! Thanks to Randy Johnson's latest book on using the internet to find a home and get a mortgage, I now know that there are many types of mortgages available, many of them better- tailored to most people's needs than the two I've already named. I've learned the difference between a "mortgage banker" and a "mortgage broker" and that I may save thousands of dollars by using the services of an Upfront Mortgage Broker, one who agrees to sign a pledge to act in the best interests of the customer. I now know about the advantages of automated underwriting and the difference between rate versus fee when shopping for a mortgage. Imagine my astonishment to learn that paying points for a lower rate is a good strategy that may save me thousands of dollars in the long run! The author has made a highly technical subject easy to understand through charts and personal examples. I now have access to scores of helpful internet sites and forms to download. True to the book's title, I have shopped for a home in another state, qualified for a loan and am about to obtain a mortgage, all while sitting in front of my computer! If you, too, want to SHOP SMART for a home or mortgage, this is the book for you.

Straightforward explanation of the commercial loan process
As a commercial lender myself, I find myself recommending this book both to prospective borrowers as well as to some branch managers who may be rusty on the Small Business Lending process.

This book gives easy to understand explanations and rationales behind some of the confusing things banks ask their borrowers to do. It gives simple examples and descriptions that help me interpret the process to my customers.

Even after many years of lending money to companies, I find myself reaching for it to remind me of little details I have forgotten. It is well-written and very useful.

I would suggest the author update to include credit scoring issues which are now common in the Small Business Banking arena.

Imf Conditionality
Published in Hardcover by Institute for International Economics (February, 1983)
Author: John Williamson
Amazon base price: $20.00
Used price: $40.00
Average review score:

An objective and comprehensive look at IMF programs.
This book is a "must read" for the serious scholar of IMF programs. It is structured in three parts: a series of short essays on issues relating to conditionality, several country studies of IMF programs and conclusions and policy implications. The book was originally written as a compilation of the proceedings of a conference sponsored by the Institute for International Economics.

The book is superbly organized and features a star-studded cast of economists in policy, business and academia (though it is fairly heavily slanted towards academics). All the major topics relating to IMF conditionality are covered; the effectiveness of IMF programs, contrasts between stabilization and structural adjustment (and the Fund vs. the Bank), and the impact of IMF programs on poverty and income distribution. Every few chapters is followed by comments by such noted individuals as Jeff Sachs, Richard Cooper, Bela Balassa, and Rudiger Dornbusch. The book thus covers a range of individual attitudes and opinions. The third major section, which consists of "opinion pieces" and summaries, is particularly valuable in providing interesting insights and policy suggestions to the overall picture.

Given the increasing importance the International Monetary Fund has assumed in the post-Cold War world, books such as this should assume increasing importance. It does tend towards the technical, but given its origins, this should not be seen as much of a liability.

A Perfectly Practical Guide, Plus Some Gossip
The gossip is mine, not in the book. Most librarians won't know this, but Virginia Boucher, aside from being emeritus professor of libraries for the University of Colorado at Boulder, is the mother of Eric Boucher, better known as punk rock legend Jello Biafra. It's only logical that one of the most erudite voices to emerge in the modern musical counterculture should have its roots in the scholarship of such a remarkable family. Virginia's daughter, by the way, was also a scholar at the U. of C. Boulder, where an annual award for free speech has been named in her honor.
