An excellent financial tool that pays for itself!
I knew that I had to take care of my debt now or carry it with me forever. This book provided an enormous amount of useful information. It forced me to take a serious look at my spending habits and rethink the role of credit in my life. Hammond's writing is down to earth and easy to relate to. I highly recommend Life Without Debt to anyone concerned about their financial well-being.

Good reading/reference material to have on hand
This was my first book that I have read by Mr. Hammond and I enjoyed it emenously! This is one of those books that you will reference over and over again.....a good one to keep close on the book shelf. Specifically, I enjoyed the case files that Mr. Hammond used in the book and found that even though it relatd to me personally, there is still hope at the end of the tunnel.

Managing a Consumer Lending Business
Published in Paperback by Solomon Lawrence Partners (July, 2002)
Authors: David Lawrence and Arlene Solomon
Amazon base price: $50.00
Average review score:

Best in its Class
Managing a Consumer Lending Business is an excellent primer covering both fundamental practices and principles for safe and sound lending. This book covers the basics well and should be required reading for management trainees and those new to consumer lending. This 2002-published book is superior to older, now-obsolete books on consumer lending, and is spiced with anecdotes, quotes and references to mistakes that made headlines. The chapter on recessions is germaine and usually neglected by other books. The only criticisms are minor: a few too many references to the authors' consulting practice, and it would be improved by a chapter or two on securitization and the gain-on-sale practices.

A Comprehensive Guide
This book is very well written. It is about managing a healthy consumer lending business by using systematic ways to plan, acquire, and maintain a portfolio and by emphasizing quantitative tools to measure its performance and manage risks. I like this book also because it provides careful accounts about the history of this industry.
This book is an excellent reference for serious practitioners. Portfolio managers and financial analysts can acquire important concepts for managing their businesses. You might even be able to start your own consumer lending business by following the steps introduced in the book. Meanwhile, this is an attractive book for consumers to equip with extensive knowledge to deal with credit card issuers, collection companies and to take care of their mortgages and automobile loans, etc.

This Book is a Load of Laughs!
I thoroughly enjoyed this book. I mean, who doesn't like to look at mortgage amortization tables? Me and my family like to sit around and quiz each other by saying stuff like "What is the monthly payment on a 30 year fixed interest mortgage of $135,000 at 8.25%?" We've even set it up in "Who Wants to be a Millionaire" format with lifelines and what have you and we have a real blast!

When we want to take a break, we just pull out the book on the calculation of Pi to 150,000 places and see who can recite the farthest. Then we have a group hug!

All you need to know about loans and payments is here
You may not use it often, but this book will come in very handy when planning to borrow money. I've been an investment professional since 1988, and this is the most borrowed book on my shelf. I also owned the previous edition, and this version has been improved with the inclusion of rates down to 2% and the expansion of loan amounts to $300,000 in the primary table.

The book is conveniently organized in four tables, ordered from most-commonly to least-commonly used (as it happens, largest to smallest). Table 1 (monthly amortization) is where everyone spends the most time. Just turn to the interest rate page, then read across for "loan amount" and down for "years in term," and you've got your monthly payment to the penny. For non-round numbered loan amounts, you can avoid having to interpolate by grabbing a calculator and turning to Table 2 (required payments for monthly, quarterly, etc.), where you can look up the multiplier (per $1000) corresponding to the rate and term of a given loan (yep, that's how your mortgage lender does the math). Less frequently used are loan progress charts and proration data, Tables 3 and 4, respectively.

This book is straightforward, convenient, and travels well. My favorite of its kind.

NO DOWN! NO NEW LOAN!

Great way to get into a house
I always wondered about those late night infomercials that claim that 'you too can own your own home with zero down.' After reading this book, I now know that the author has worked a way to getting a house without deceit or scamming or any kind of illegal or immoral activity.

It's all laid out in plain, easy to read English. Enjoy all the advantages to owning your own home without a down payment or stressing about finding a lender for your less than perfect credit.

In fact, after reading the book, I spoke to Bill (What a nice guy! I mean really!) and I might be moving in to my own place in a matter of weeks!!!

Gotta read it!!! It'll do your bank account good.

This book helped me buy a home with no money down
Over the years I've come across virtually every Real Estate system (mostly schemes and gimmicks) in the world. However, in reading No Down! No New Loan! I learned something truly new and unique. There actually IS a legal, ethical and safe way to effect creative real estate buying and selling, without danger, subterfuge or trickery.

No money down and no bank loan (even without credit) buying is not only immanently possible, but highly prudent for anyone wishing to build wealth through Real Estate ownership.

With minimal effort and expense, this book shows how one can simply use a title-holding trust as the vehicle for conveying benefits of ownership, without jeopardizing the parties, the lender(s), the property or its title.

Simply excellent!

Everything you need to know about your credit report
This is an excellent little book. It describes how to check your credit report and how to get erroneous information cleared up. It includes sample letters and addresses of credit bureaus.

I have used this book to clean up incorrect information in my credit report.

This book's publication pre-dates the internet boom and so there's some information that would warrant a new edition. However, all the critical information is here clearly and concisely, the primary reason it should be reissued.

Most helpful and informational for laymen like myself.
I had problems in dealing with Collection agencies and did not know that I had the right to tell them to go away allowing me the opportunity to deal strictly with my creditor. I have become very credit conscious and check my credit report meticulously for errors and any unauthorized inquiries. Where I thought that I had to wait 7 years to remedy some of my credit woes, I was able to remedy them within months. The sample letters were most helpful and they even cause me to purchase or send to Pueblo, Colorado for other books on credit and credit rights.

Nobody explains money like Edie Milligan
Absolutely noone explains money issues like Edie Milligan. This book explains everything you ever wanted to know, plus a lot of things you never knew you didn't know.

Wow! Solid Information, presented very well.
Anyone new to the mortgage field must have this book. I'm not new, but I would categorize myself as in the early stage of my mortgage career and this book explained a lot that I didn't know. I especially like the sections that explain the Truth-In-Lending Statement, the Good Faith Estimate and the HUD-1.

Sausalito Waterfront Stories

On the Waterfront
Now this is a book! It touches the private parts of a close to the vest microcosm a bridge too far from the c-i-t-y. A refuge for bohemians not afraid to get their hands dirty or their feet wet, it seemed to have a complex though unspoken set of rules and rituals, and seemed to outsiders to be edgy and lawless: this is a slice of the irreverent Sausalito waterfront satori. The community included eccentrics such as Buddha incarnation "Uncle" Bill, always willing to share tea and peanut butter sandwiches along with paradigms, Bill was the subject of a 3-D Lenny Lipton film; and exiles from London's King's Road Michael and Penny Woodstock who lived from day to day come what may, getting by on a wing and a prayer. More often than not life on the waterfront demanded the occasional dope purchase or sale, to make ends meet. The Woodstocks and their angelic children epitomized the houseboat riches to rags style. Surrounded by yards of water on a dry dock barge, an Emerald isle of pot , they would row out to friends in need who signaled with a whooping Miwok Indian call. No phone, no pool, no rent.

Playboy magazine gadfly and madly sly humorist Shel Silverstein parked his pate next to the sculpted boathouse "the Owl". Nearby a real relic from the thriving ferry -across-the-murky Richardson Bay lay beached along the methane-rich front lines, and for a time the poet Varda lived in the Captain's quarters rent-free at Gate V. Arques, the original Gate 5 landlord, never pushed too hard to collect back rent from the many squatters seeking a refuge from the real world. After all, the waterfront did have a high percentage of genuine talent somewhat tempered by unwashed urchins straight out of the pages of Charles Dickens. Alan Watts had an opulent office inside another one of Sausalito's beached ferry boats. His secretary kept the space open long after Watts left it all behind. Hank Harrison held court at various parties along the gates of Sausalito, doing it all for the bossa nova years before Nirvana and his daughter Courtney surpassed his moment in the strobelight. A rugged individual if there ever was one, Sterling Hayden just happened to be a frequent sails man who could anchor out and walk the docks when in Sausalito, a town that knew how to treat actors and artists like regular people. Some of the craziest or most brilliant actors in town are Snake Theatre, who are given much creedence for their off-beat , hands-on tell-a-plays. Laid back, yes. On an average day at the windy flea market Cher might be strolling along with Dino Valenti. Oh, he sang for Quicksilver and also lived on the waterfront. On any given night at the hippish Trident restaraunt you might have struck up a casual conversation with one of the Smothers Brothers, or noticed Stanley Mouse sipping wine at the bar, or maybe Bill Graham running up his tab while entertaining all tables within earshot. I wonder, did Bill ever pay up all his tabs around town?

Pam Tillis picked me up at a bash thrown by the infamous local rock 'n rollers Joe Tate and The RedLegs. Pam long since returned to the country roots she learned well from her Pop Mel Tillis, but back in '77 Pam was saving water by day at Gate 5 and spending her nights on stage with ultra-suave John Cipollina playing jazz fusion, her real passion that just didn't pan out even with the assist of the Bay Area's finest guitar slinger. Napa Street Pier was the closest outpost to Sausalito central of live-aboard lifers and had it's own array of real characters who found their niche on 30 dollars berth fee a month, sans amenities like heat and running water. Only the hippest of the hip were inside enough to possess a key to the only working shower room. All around existential athlete, well-educated adventurer and professor of sublime revolution Roberto Kaffke was no stick-in-the-mud waterfront man. Up early every morning after a quick shot of insulin, he and other local intellectuals headed straight for the "stammtisch" round table (the only one) at the AM coffee buzz institution along Bridgeway directly mid-town known world over... the one and only Fred's Place. Even Bill Graham got there when time allowed, unshaven and in a dingy T-shirt. Fred's Place was no fancy eatery. Maggie the waitress was as down to earth as low tide itself but she always had a glint in her clear blue eyes. Her smiling over-bite and horn rims let you know you were among friends. Of course, Fred himself was ever cantankerous and would have hated to call his place an institution. This is just a sampling of the hooch- swilling, wild-eyed and somehow beautiful people who have now sadly passed away from the once easy going totem-poled sanctuary that was the hey day of the Sausalito waterfront...the last free ride. Fortune smiles once again and perhaps with a little readership this precious bit of local color will not fade away after all. I heartily recommend the pages offering quite an appetizer laced with ample amounts of fresh garlic and old waves. A good read, well worth it's salt.

On the Waterfront
Now this is a book! A good read, well worth it’s salt.

A book that gets at the heart of raising start up capital
Reviewed by Robert T. Koveleskie, founder VentureDirectory.com

I have been in the capital raising business for many years and I strongly recommend this book for anyone attempting to raise capital for the first time. I also recommend it for financial planners, bankers, attorneys and accountants in case a client is interested in raising capital for a venture. This book is very direct. It covers well the type of money available for start-up businesses and how to go about getting it. A few important things it points out is that you must have a sound business in place if you expect to get the professional money people interested and you must have a professional business plan that tells them all about your business. Raising capital is no different than any other business. It takes a good product, good management in place, and a lot of long hours contacting the right people and selling hard. Finally, after you raise the money, the real hard work begins, for you have expectations of your investors to make good.

Choosing a source of financing for uour new business
START UP FINANCING discusses the various sources of startup money for a new or growing business. It gives the pros and cons of each type of financing. It also discusses in some detail what each type of investor or lender is looking for in making a decision to become involved with your company Several very important issues that every entrepreneur must keep in mind are the following: 1. Your strategy for the business must be sound to have a hope of raising money from any source. You must have identified and described the unique features of your product or service and the existence of a market for this product or service. In the words of Mary Kay Ash, the founder of Mary Kay Cosmetics--"Money isn't everything you also have to know what you are doing." 2. You must remember that in raising financing for your business your marketing skills may be just as important as your entrepreneurial skills. Whether you like it or not you must be a pretty good sales person. And, you have only several t

Easy Plan To Follow
I heard the author at a financial seminar in Dallas in October of 2000. He spoke immediately after Wade Cook. Mr. Cook mentioned Charles Steed had a really good book about real estate (this was not a real estate seminar). After that, I heard about this book again so I ordered a copy. I must say, this is the easiest book to follow on buying real estate I've seen, and I've read most of them. It outlines a step by step plan a child could follow. Steed also uses stories that help make his point. Although the author seems to be speaking to people buying a home, the techniques are ones he has used in his investing career and are great for investors just beginning as well as people with some experience behind them. The technique for generating a cash down payment is EXCELLENT. I highly recommend this book to anyone wanting to get started investing in real estate or simply buying a home.

Home buying made easy!
There are many more ways to buy a piece of property than just going to the bank and begging for a mortgage - this book explains them. I was told we couldn't qualify for a loan. I heard the author of this book on the radio in Florida, bought the book, and within 3 months was able to make a deal to buy a nice three bedroom house in Tampa with 100 percent seller financing. It is also filled with ideas on how to make money investing in real estate. The book comes from the standpoint of being optomistic while shopping for your house and always going for what you want. I doubt we'd be in our new house now without it. It also does a great job of explaining real estate finance so even a novice can understand it.

Unlocking the Cash in Your Company: How to Get Unlimited Funds without a Loan
Published in Paperback by Soundview Funding Corporation (April, 2003)
Author: Jeff Callender
Amazon base price: $12.95
Average review score:

You may be sitting on your own gold mine already!!!
"Unlocking the Cash in Your Company" is an excellent eye-opener and guide for business owners and managers in search of a new understanding of how to generate a stronger cash flow, get a bigger bang for their working capital, and fund profitable growth without putting any (additional) debt on the balance sheet. In fact, anybody dealing in some form or another with business financing and being unaware of or somewhat unfamiliar with the Factoring process and its rewards will greatly enjoy this book and vastly benefit from its contents.

If we believe that in today's markets information and knowledge are some of the most valuable competitive advantages, then the ultimate question is "can anyone in business really afford not to read this book?"

The book brilliantly illustrates and explains the numerous benefits of Factoring from the client's perspective. In a completely unbiased, matter-of-fact fashion, it provides all novices to Factoring with everything they need to know to make an informed decision as to whether Factoring is right for their business and how to ensure they are getting the most out of it.

Starting with a thorough explanation of Factoring, its background, and history, the reader quickly understands what Factoring can do for a business and how it can be achieved. The book also demonstrates the differences between Factoring and other forms of business financing and clears up the myths and mistakes so often associated with Factoring.

It provides invaluable guidance on how to find the right Factor, what features to look for, and what questions to ask. In a step-by-step manual-style format, it takes the reader through the entire process of how to start, how to sign up, how to proceed, and of course, how to finally reap the great rewards that Factoring can provide to their business.

From a Factor perspective, the sections on "what to look for in a Factor and what questions to ask" are most helpful, since they keep the Factors "honest" and help level the playing field. If clients are well informed, this information should ensure high quality standards in our industry. It should also be a catalyst to a successful factoring relationship as a result of proper expectation management. Informed clients are always the best clients.

From a client perspective, these sections are equally very helpful, but depending on the client's familiarity with Factoring, the sections on what Factoring is (also in comparison to other financing instruments) and on faulty assumptions and mistakes may even be more helpful to them and to our industry overall.

No matter how strong any factual and rational product benefit (of Factoring) may be for any given business, building the emotional platform and making people comfortable with the idea of Factoring is invaluable. And nobody does it like Jeff Callender!

The fact that clients gain a clear view on what Factoring is, how it works, how to find the right partner, and how to avoid the common mistakes, is priceless. It paves the road to mutually successful Factoring relationships and rewards. Business is not done by companies but by people. And since the best foundation for successful business is a good relationship between the business partners, this is probably the single most valuable contribution of the book.

As with all of Jeff's publications, the writing style is clear and concise. It's straight to the point and factual, which facilitates the reading and understanding. It's a real matter-of-fact, hands-on guide for any type of client, written in a style that even suits people who may have never heard of Factoring. It conveys the big picture, yet it's detailed and precise, without being too technical or confusing. In short, it couldn't be any clearer.

It's definitely another "must read" for any novice to our industry and for anybody who wants "to do it right".

Although perhaps mainly intended for business owners/managers, everybody who is somewhat unfamiliar with our industry will greatly benefit from it and come to appreciate the beauty behind the process and the vast benefits to a business.

The book will make business owners/managers, brokers, factors, and related professionals like bankers, accountants, lawyers, etc. more familiar with the world of factoring and - more importantly - how it's done right and how clients will be able to benefit from this financing instrument beyond what they might have believed was possible.

That makes it a great contribution to the world of business financing and to our entire industry. It's without doubt another invaluable addition to Jeff's entire series of books on Factoring. Thank you Jeff! You've done it again!
