Nobody explains money like Edie Milligan
Absolutely noone explains money issues like Edie Milligan. This book explains everything you ever wanted to know, plus a lot of things you never knew you didn't know.

Wow! Solid Information, presented very well.
Anyone new to the mortgage field must have this book. I'm not new, but I would categorize myself as in the early stage of my mortgage career and this book explained a lot that I didn't know. I especially like the sections that explain the Truth-In-Lending Statement, the Good Faith Estimate and the HUD-1.

Easy Plan To Follow
I heard the author at a financial seminar in Dallas in October of 2000. He spoke immediately after Wade Cook. Mr. Cook mentioned Charles Steed had a really good book about real estate (this was not a real estate seminar). After that, I heard about this book again so I ordered a copy. I must say, this is the easiest book to follow on buying real estate I've seen, and I've read most of them. It outlines a step by step plan a child could follow. Steed also uses stories that help make his point. Although the author seems to be speaking to people buying a home, the techniques are ones he has used in his investing career and are great for investors just beginning as well as people with some experience behind them. The technique for generating a cash down payment is EXCELLENT. I highly recommend this book to anyone wanting to get started investing in real estate or simply buying a home.

Home buying made easy!
There are many more ways to buy a piece of property than just going to the bank and begging for a mortgage - this book explains them. I was told we couldn't qualify for a loan. I heard the author of this book on the radio in Florida, bought the book, and within 3 months was able to make a deal to buy a nice three bedroom house in Tampa with 100 percent seller financing. It is also filled with ideas on how to make money investing in real estate. The book comes from the standpoint of being optomistic while shopping for your house and always going for what you want. I doubt we'd be in our new house now without it. It also does a great job of explaining real estate finance so even a novice can understand it.

Great Intro. - gets to the point.
This is the best introduction, giving a brief yet broad coverage to an important market. In just 144 pages Hu covers the the important points. The Mortgage Backed Security market, at over 2 trillion dollars, will soon exceed the US treasury market as the largest and most liquid bond market. Nevertheless, this market is still viewed as highly specialized due to the complications in security structure and prepayment optionality. Hu explains these complications clearly giving the reader confidence to enter this market.

Comprehensive, clear and to the point
The author takes you through each step of Financing residential real estate and slowly builds on your knowlege. In addition at the end of each Chapter (there are 15) the author gives quizes and exercises to test and review what you have learnt.

A Reminder that Less is Still Less
Squires and O'Conner argue that the lending gap is narrowing in Milwaukee, WI. However, this is a slow process. The authors highlight that the narrowing of the lending gap has come about in response to advocacy at the local and national levels. Despite progress, efforts to improve access to capital in inner-cities are complicated by persistent opposition in policy circles and consolidation in the banking industry. If current trends continue, the outlook for inner cities is bleak, at best it may take in excess of 140 years for blacks and whites to have equal access to capital. However, Squires and O'Conner map out a course for improving the odds. In their chapters they indicate that the solution to the lending problem lies in a combination of: new lending products, mortgage counceling, affirmitive action hiring in banks, the location of more branches in inner city communities, and stronger CRA legislation.

IT HAS BEEN WONDERFUL TO SEE THE NON-AGENCY MARKET EXPAND AND PROSPER DURING THE PAST FEW YEARS, ALLOWING BOTH DEALER FIRMS AND BUY-SIDE FIRMS TO BENEFIT FROM THE VARIETY OF COLLATERAL AND STRUCTURES CREATED. What You Don't Know Will Hurt You!
Having purchased two previous homes, I thought I knew all there is to know: you call up a realtor who takes you around to see houses and you pick from a 30-year or a 15-year fixed rate mortgage. Wow! Was I wrong! Thanks to Randy Johnson's latest book on using the internet to find a home and get a mortgage, I now know that there are many types of mortgages available, many of them better- tailored to most people's needs than the two I've already named. I've learned the difference between a "mortgage banker" and a "mortgage broker" and that I may save thousands of dollars by using the services of an Upfront Mortgage Broker, one who agrees to sign a pledge to act in the best interests of the customer. I now know about the advantages of automated underwriting and the difference between rate versus fee when shopping for a mortgage. Imagine my astonishment to learn that paying points for a lower rate is a good strategy that may save me thousands of dollars in the long run! The author has made a highly technical subject easy to understand through charts and personal examples. I now have access to scores of helpful internet sites and forms to download. True to the book's title, I have shopped for a home in another state, qualified for a loan and am about to obtain a mortgage, all while sitting in front of my computer! If you, too, want to SHOP SMART for a home or mortgage, this is the book for you.

EXCELLENT AND INFORMATIVE!
I am a Mortgage Broker that has been using this book as a bible for all of my salespeople for the past 8 years! Mr. Lumley is very good at pointing out all of the key aspects of mortgage financing and most of all, he covers modern techniques that banks and other lending institutions provide in todays marketplace. Mortgage Loans "What's Right For You ?"
I am in the market for my 1st home that is a reason I have read several " mortgage books ". I highly recommend this book. The author explained different loans in great details. He also including a current realistic budget I used before getting over my head. I am confidence I will save money on my new purchase. The only down fall I wished there was a current issue. I would like to have compared 1997 to 2001 editions, to see if the loan process has changed into the 21st century.
